The 10-Point Arizona Summer AC Checklist

Do this in March or April — not when it’s 115°F and every AC company in the Valley has a three-day backlog.

Every June, our phones light up with the same story: the AC quit on the first 110° day, and the house is 92° inside by dinner. Most of those failures were preventable in the spring. Here’s the checklist we recommend to every customer — half of it you can do yourself in an afternoon.

Do It Yourself

  • 1. Replace the air filter. The single cheapest thing you can do for your AC. In dusty Arizona, check monthly in summer.
  • 2. Clear two feet around the outdoor unit. Trim plants, rake gravel and leaves away. The condenser needs to breathe to dump heat.
  • 3. Rinse the condenser coils. Power off at the disconnect, then gently hose the fins from the outside. Desert dust acts like a blanket on the coil.
  • 4. Test before you need it. Run the AC on a warm spring day. Weak airflow or warm air now is a cheap fix; in June it’s an emergency.
  • 5. Check the thermostat batteries and schedule. A surprising number of “dead AC” calls are dead thermostat batteries.
  • 6. Clear the condensate drain line. A cup of vinegar down the drain line helps prevent the algae clogs that trip float switches in monsoon humidity.

  • 7. Refrigerant pressure check. Low refrigerant means a leak — topping it off without fixing the leak just burns money. (Here’s how we handle leaks.)
  • 8. Capacitor and electrical test. Capacitors are the #1 Arizona summer failure, and they rarely give warning. A weak one shows up on a meter long before it dies.
  • 9. Blower and motor inspection. Amp draw, bearing wear, and belt condition — caught early, these are small repairs.
  • 10. Coil chemical cleaning. If rinsing isn’t enough, a chemical cleaning restores real efficiency — it’s free for Protection Plan members.

When to Schedule
